Prices per night for 1 or 2 persons in € for a minimum stay of 4 nights

**For additional 10 €, separate small adjoining room (approx. 8 sqm, without water/sewage), for 3rd person.
More than 2 people: €6 more per additional person, but children under 4 years free, up to 2 years with a cot.
For ‘normal apartments’ from 3rd person, for ‘large apartments’ from 5th person sofa bed or extra bed. 5% discount for stays of at least 21 days.
The prices include 6.5% I.G.I.C.
All apartments with terraces, all except studio no.2 with sea view. All have a fully equipped kitchen or kitchenette with fridge, satellite TV, free Wifi and one parking space each, two for Ap. 7 and 8. Studio 2 has an additional terrace with great sea views.
Arrival at the Finca between 14h and 23h. Arrival at any other time is not always possible and requires prior express written agreement. In addition, on arrival between 23h and 8h, an additional 30€ must be paid in cash on arrival. This does not apply if you move into your apartment during this time without our assistance. For more details, please refer to our ‘Way and Arrival’ note, which we will send to you upon reservation. Departure usually by 11am.
Without meals. Fresh rolls can be brought for breakfast from Monday to Friday in the morning. One restaurant, open daily, is located about 100 - 200m away, another one on a beach a few hundred meters away.
Including water, hot water, light, electricity or gas for cooking and heating, bed linen, towels, also for the kitchen, not for the beach, wash lotions, hair dryer.
Cleaning (without washing up) and change of linen after 7 - 8 days. Towels can also be changed free of charge. You can rent beach towels for €2 each. Normally no heating required. Infrared heating available (gas stoves not for rooms where you sleep). Additional charge for additional cleaning, laundry, ironing and shopping service. (If available).
If you stay at least 14 days, we will wash and dry up to 10kg of laundry per week (from the first week) without charge and provide you with free beach towels upon request.
Unfortunately, the site is not suitable for people with walking disabilities. Pets are not allowed in the apartments. Smoking is not allowed in the apartments. Please smoke outside, e.g. on the terrace. We apologize for any inconvenience.
Languages: Unfortunately, only Spanish, German, English and Chinese.
Studios (Apartments 2 and 4), Casita (Apartment 6), "normal" apartments (1, 3 and 5) and "large" apartments (7 and 8) must be booked separately. For example, if Studio #2 is not available or is no longer available for as long as you want, Studio #4 may still be available. You can also combine a stay in different apartments of the same type or a different type. We may be able to contact other customers to save you from moving.
The reservation is only valid with a deposit of 20% of the total price, in case of late booking payment of 100% of the total price is required. "Late booking": 30 days or less before arrival. With the reservation you accept these conditions as binding for you, if necessary also for other persons, for whom you book, as well as if necessary for all fellow travellers.
The booking can be cancelled free of charge within 24 hours.
If you initially pay only 20% deposit, you agree that we may store your credit card details (without PIN) to collect the remaining 80% of the total price 30 days prior to your arrival if you have not cancelled up to 31 days prior to your arrival. In case of cancellation up to 31 days before arrival, the 20% deposit will be forfeited. In case of later cancellation nothing will be refunded or the rest of the total price will be charged. After cancellation or complete payment the credit card data will be deleted. Should it not be possible for us to collect 80% of the total amount due on time, your reservation would be considered cancelled. We would inform you by email.
Costs for rebooking (if possible) 30€.
By booking you recognise these conditions as binding for you, and if necessary also for fellow travellers and for other persons for whom you book.
For local dangers and risks no liability can be taken over naturally (e.g. walls of terraces, steep slopes, sideways unsecured paths or stairs, irregular steps, unevenness, sand, boulders and stones, branches on paths, stairs, squares, branches above, walls not secured with railings or balustrades, Hoses and pipes of the irrigation system, boulders, thorns, tops of plants/shrubs/trees, sometimes also poison contained in plants - may splash out if the plants are damaged -, water tank, pond, swimming pool, cave, gas heating, etc.).). Gas ovens must not be used in rooms where people sleep. Occasionally we have to lay out poison against rats in the natural stone walls, which can then fall down. In addition, we occasionally set up rat traps by the rubbish bins or lay out ant poison. Use of the swimming pool is at the sole risk and responsibility of the user. Parents are solely responsible for their underage children.

In general, liability for personal injury and damage to property is excluded or limited to the maximum extent permitted by law, and therefore liability is excluded as far as possible for negligence as well as for money, jewellery and items of special value stored in the apartment.
Please report defects and damages of any kind immediately. This applies in particular to all damage in the apartments, including self-inflicted damage.
